
Marina Village
The vibrant heart of Península de Los Sueños. This bustling 490-acre hub features a 450-slip marina, boutique hotels, and waterfront shops, seamlessly blending recreation with essential community services. From mega-yacht berths to scientific research facilities and a yacht club, it serves as the focal point for nightlife, dining, and maritime adventure.
Fifteen percent of the master plan’s total density is concentrated here, ensuring a lively, year-round atmosphere. Notable water features include a canal connecting to The Lake Village, allowing smaller vessels and water taxis to navigate effortlessly between the Sea of Cortez and the inland lake.
The Marina Village: Área de Planeación 2 (Village 2)
The Marina Village is the heart of Península de Los Sueños (PDLS). This 490-acre village consists of a mix of commercial, residential, resort, and marina-related developments. It will feature mid-rise condominium towers, timeshares, boutique and resort-level hotels, mixed-use commercial and residential developments, beachfront lots, a local fishermen’s beach and family park, scientific and educational facilities, police and security services, harbor master facilities, and various marina support functions such as fueling stations, maintenance services, and dry dock repair facilities.
The PDLS commercial marina will be located within this village and will connect to The Lake Village via a canal that flows beneath the PDLS Parkway. A defining feature of The Marina Village—and of the entire PDLS Harbor—is the Bridge of Dreams. This mixed-use structure will feature a series of shops, cafés, and restaurants at street level, with condominium units above. The bridge will provide a crucial pedestrian link between the Sea of Cortez, the northern beach, and the Island of Dreams (Lake Village Resort Island; Village 5). To the east, The Resort Village borders The Marina Village, with key pedestrian connections planned to enhance synergy between the marina and resort activities.

Marina Design and Key Features
The marina itself will accommodate 450 slips, including a dedicated section for mega-yachts. The mega-yacht area will be adjacent to the PDLS Malecón, which will feature shops, restaurants, cafés, public spaces, and boutique hotels at either end. At the heart of the Malecón and the mega-yacht area will be an island yacht club.
PDLS nightlife begins and ends in The Marina Village, making it a major attraction throughout Baja. The canal connection to The Lake Village to the south is designed for smaller recreational vessels and water taxis, an integral part of the PDLS Circulation System.
The northern terminus of The Marina Village will feature the Bridge of Dreams and The Fishermen’s Village, complete with a wharf and fish market. The southern side of the marina will house a variety of residential options, including villas, townhouses, and a limited number of marina-front single-family lots with private boat docks.
Environmental and Geographic Considerations
The boundaries of The Marina Village were determined by its natural surroundings. The Sea of Cortez borders its northern shores, featuring expansive white sand beaches and low-lying coastal shrubs and bushes in the northern region. The southern area is home to cardón cacti, with very gentle topography and a natural drainage basin that sits at or near sea level. Historically, this basin was once connected to the Sea of Cortez, making it an ideal location for a marina. A stable yet low-lying dune now separates the basin from the sea. Without a marina, this area would be largely undevelopable.
A gentle yet distinct topographic ridge in the southern region naturally divides The Marina Village from The Lake Village. Other than the beach, this area does not contain environmentally sensitive zones, significant vegetation, or unique geological features (aside from the basin itself). Its relatively unremarkable landscape and natural water basin make it an environmentally suitable location for a high-density marina development..
